30A West The Communities on 30A West of Seaside: Grayton Beach, Blue Mountain Beach, Dune Allen, and Gulf Place.

The Amazing “30A” in south Walton County, Florida is unofficially divided into “East” and “West” sides by locals, and coincidentally, these two areas provide different lifestyles – both unique and beloved. Split by the iconic and central Seaside community, the towns westward include the funky, eclectic and “natural” communities of Grayotn Beach, Blue Mountain Beach, Dune Allen Beach, and most of what people refer to as “Santa Rosa Beach”.

The Lifestyle

Typically thought of as more “laid back”, homes in this area often sit on larger lots, take creative freedom, and are more private. Here, you’ll find a variety of real estate options from large and smaller Gulf Front homes, lakefront properties, new developments, private gated homes, condo developments, and more. This area is home to many of 30A’s most beloved restaurants and “mom and pop” shops like “The Red Bar” in Grayton, “Mimmo’s” in Blue Mountain, and “Stinky’s” in Dune Allen Beach.
