A Few Notes Before Reviewing the 30A Market Report from 2019 to 2020

#1.) Raw market data from sales and prices won't tell the complete picture of a market as busy and hot as 30A. Raw numbers and sales don't account for the number of older homes being purchased and renovated, or removed and a new home being built in their place. 

#2.) Leading up to 2019, we've had a number of new developments released, including communities on the west end like Serenity by the Sea, Ridgewalk, Lakeside at Blue Mountain, Casa Blanca condos and ones on the east end of 30A like Kaiya Beach Resort, The Camden, Whitby, May, and Lucian condos in Alys Beach, Magnolia Cottages, and Prominence.

#3.) The market report cannot give a complete picture of the capital investment and level of affluence that is taking hold in the 30A market. While a market report can help spot highs and lows in a market - it's not excellent at showing us that there are a dozen or so $10,000,000+ homes under construction on the gulf, and that Alys Beach is only getting started in development and sales.

The 30A Market Report Numbers | Simple and Effective

 

30A East (The area from Seaside and Watercolor to Rosemary Beach and Inlet Beach) 

Overall Sales Volume = $947.5m (5% Increase year over year)

Average $/Ft = $496 (2% Decrease year over year)

Average Sales Price = $1.3m (3% Decrease year over year)

Days on Market Before Sale = 121 days (10% faster than previous year)

Number of Active Listings = 453 (10% Increase over previous year)

 

30A West (The area of Grayton Beach, Blue Mountain Beach, and Dune Allen Beach)

Overall Sales Volume = $229.5m (9% Increase year over year)

Average $/Ft = $362 (8% Decrease year over year)

Average Sales Price = $873k (10% Decrease year over year)

Days on Market Before Sale = 111 days (same as previous year)

Number of Active Listings = 208 (6% Increase over previous year)
