Previously, living at the beach (full time or part time) was reserved for the super wealthy, astute entrepreneurs, remote workers, local service providers, surfers, and beach bums. With COVID-19 changing the working landscape around the world, millions of people have found themselves working remotely from home (or anywhere they like) - thus creating a unique opportunity to literally pack up, head to the beach, and never look back. 

Here are a few places near the beach for locals and a few hidden back near the bay in Point Washington (east of hwy 331) and Santa Rosa Beach (west of hwy 331).

Making the Move Part Time or Full Time - Buying a Florida Beach House Basics & Case Studies

So you Love 30A, and you're considering buying a property of some sort here. How does that work? What are the costs associated that you should watch out for? How are other people doing it? Luckily - we have some examples, case studies, and plenty of experience to help you make the right decision. 

Whichever is right for you - living on (or around) 30A full-time or part-time, there are a few things you'll need to know. Depending on the location of the property (location, location, location) you plan on buying, you may have the opportunity to vacation rent for part of the year of offset ownership costs or even generate income. Usually with these kinds of properties, we see owners use it for personal use for a portion of the year during the off-season while using the warmest months to bring in vacation rental income. For full-timers like us, you'll find most of the locals live either just a little further off the beach, or north of hwy 98 towards the bay. 

Isn't it really expensive and impractical to live near the beach? surprisingly, you'll likely find that your property taxes and insurance is lower than what you currently pay for your current home. Most homes here do not even require flood insurance, and most buyers we work with are surprised at how low the property taxes are. While you may not (you might) find you're sprawling estate and acreage here at the beach, you'll find there are some wonderful options, new homes, beautiful neighborhoods, and fun family communities that will make living at the beach a smooth and joyful transition.

What Kind of Budget do I need? 

To Live in South Walton in Santa Rosa Beach or Point Washington (assuming at least a 3 bedroom home), you"ll need a starter-budget of about $300,000 - $400,000. This includes some new homes and fixer-upper opportunities. A Budget of $400,000 - $600,000 will get you nice home, more space, larger yards, etc. Opportunities, of course, go up from here. 

How are Others Making the Move to 30A, Santa Rosa Beach, and Point Washington? 

It's no secret that many of our locals and property owners have come from the metro areas of Atlanta, Nashville, Birmingham, New Orleans, Austin, Houston, Dallas, Oklahoma City, St Louis, and others. What we often see are buyers re-investing or re-locating their cash from real estate sales in those cities to here at the beach. To be sure, we also see purchases from business sales, stocks, and other incomes. 

We see some purchase "starter" beach homes, to see how they like it - while others go "all in" and move here.

What about My Family Needs? Schools, Sports, Hospitals, Doctors, Shopping, Entertainment, etc. 

Local Schools for children include Dune Lakes Elementary, Bay Elementary, Butler Elementary, Ohana Institute, Seaside Middle, Emerald Coast Middle, Seacoast Collegiate, South Walton High School, and coming soon - a STEAM School near Watersound Origins. 

Hospitals include a Sacred Heart and multiple doctors offices, dentists, etc. around town. 

Shopping and entertainment can be found in Grand Blvd, Pier Park, the Outlet Malls in Miramar Beach, and the Destin Commons. 

Local Airports include Northwest Florida Beaches International (ECP), Destin Executive Airport (DTS), and Destin-Fort Walton Airport (VPS)

Does Anyone Actually live on 30A?

Totally. While many gulf front homes and properties right on the beach are used to generate income during the warmest months of the year, several thousand locals of South Walton (the area south of the Choctawhatchee Bay to the beach, and between Destin and PCB) call it home year-round. While it's true that you probably wouldn't want to live in the middle of the busiest communities on 30A all the time, there are tons of amazing places all around - little gems and pockets where the locals live and enjoy the beautiful 30A lifestyle, and can still walk to the beach or golf-cart it in just a few minutes.
