October Market Review & Snapshot:
The 30A Market Overall is HEATING UP in a Healthy way.
Sales Prices are currently trending down, slightly ~2-6%
Sellers and buyers are negotiating at about 92-96% of asking price
Overall inventory is shrinking as sales increase. Sales and contracts written are currently pacing upwards month over month at a time when, historically, sales trend down – signifying a market shift.
Market Outlook & Things to Watch for:
Contracts written are outpacing closing, indicating that we will have more sales next month — and closing the gap between a buyers market and a sellers market. Buyers can expect to see some of their negotiation power “dry up” as sellers begin to have multiple showings and see the market moving.
During the holidays is a great time to view properties and make a purchase (often better than springtime) because:
- Sellers may be more willing to negotiate.
- More properties are open to view.
- There’s time to close, make updates, prep for rentals, and market for a great following year… often missed out on by closings that happen in the spring. Data shows rental income can be impacted significantly by waiting.
For Sellers, selling during the “shoulder season” or “off season” can sometimes net your MORE, FASTER than springtime because:
- Supply is typically lower, lowering competition. More competition – longer time on market.
- Less carrying costs to hold the property for several more months.
- Buyers sometimes need to make purchases for tax purposes either just before or right after the New Year.

Extra low offers often create animosity to start the negotiation dance, and can cause sellers to be less willing to negotiation, sometimes on principle alone. Sellers: Tips & Trends
- Do not use a discounted agent or “flat fee” service. You get discounted service and flat fee performance on selling one of the largest investments in life.
- Prep your house to be the best in town. Just like cleaning your car before taking pics and selling to get the best, it’s the same with your home. We’ll help you get the most important things taken care of so your home shines amongst the crowd.
- Simpler is better — if you’ve got lots of things, organize, put in storage, or have a yard sale. Doing this allows the buyer to envision themselves in this home rather than feeling like they are intruding into someone else’s home.
- Review your agent’s activity and advice regularly – did they “list and leave” or are they proactively keeping you updated, offering strategy to get it sold (including price reductions), and making your house look amazing online? You’ll want the best photos (including twilight), aerials, photos of amenities, and a video.
- Don’t be afraid to spend a little money making the necessary repairs, updates and design touches beforehand — years of experience shows that sellers can pay 10-100x more $ in negotiations due to unknown concerns and buyers having to do the work themselves.
