On 30A, most of the "action" happens on the "east end" of 30A, that is -- Watercolor, Seaside, Seagrove, Watersound, Seacrest, Alys Beach, Seacrest Beach, Rosemary Beach, and Inlet Beach. That's where you'll find the "Planned Urban Developments" and "Town Centers" - where the cute shops, HOA's, and aesthetically clean lines, and homes all compliment one another in the community. It's also where you'll have a little smaller lots, and higher density - and well thought out amenities, etc.
THE WEST END OF 30A
On the "West End" of 30A - this is where you'll find the surfer vibes and the locals hanging a little more loose. You'll find a little slower pace, a little larger yards (sometimes), and an eclectic mix of homes, styles, and people -- it's a little more "real life" if I can say that, but definitely still "30A". Here on this end, are the communities of Grayton Beach, Blue Mountain Beach, Gulf Place, and Dune Allen Beach.
Gulf Place is in italics above because it's technically not a beach "town" like the others -- it's a little spot that's hard to tell if it's in Blue Mountain or in Dune Allen. Depending who you ask, it's the dividing line between the two and becoming something all of it's own. Located at the corridor intersection of hwy 393, Hwy 30A, and the Beach - Gulf Place isn't new, but over the past few years is becoming a popular "town center" of sorts that almost has it all -- delicious coffee via Sunrise Coffee Co., beach rentals, great breakfast, lunch, and Dinner locations, Pizza, a local brewery pub, beach access, an event venue, plenty of little stores to take a walk through - and some cute little beach condo rentals above (or for purchase, see here).
How the Gulf Place "Town Center" is Affecting the Local Real Estate Market & Where to Buy
The town center Gulf Place provides necessary "ingredients" for great vacation rentals and vacation experiences - wonderful restaurants like Shunk Gulley and The Perfect Pig, Sunrise Coffee Shop, an entertainment venue for events, and little shops. When vacationers can quickly get to great restaurants via walk or golf cart, that's a good key indicator that the property can be a good rental. Another great thing about Gulf Place is Ed Walline Beach access - one of the better beach accesses on 30A with parking, bathrooms, pavillions, and beach service.
A town center is essentially a local center location that "has it all" - once you park you car at your vacation rental on 30A, you can toss the keys on the counter until it's time to leave and head back north. And looking at historical sales data, vacation rentals here on 30A are more popular, more valuable, and generate more vacation rental income when there's a town center nearby. So - with Gulf Place growing in popularity... how will the immediate real estate market be affected and where's some possible locations to invest?
