What You Need to Know as a 30A Buyer & What you Need to Know as a 30A Seller
As a 30A Buyer purchasing in the next 90 days…
1 – Waiting till Springtime could cost you $20,000 or more and you’re already buying “too late”. Smart buyers are closing in January or February, beating the buyer rush (sellers less likely to negotiate with more buyers in market) and closing in time to collect rental income in the spring.
2 – Know that 1031 exchanges and REVERSE 1031 exchanges are possible.
3 – The 30A market is one of the most incredible real estate markets in the United States. Just 10 years ago, the highest prices we saw were $8.5M. Today, ultra-luxury prices are exceeding $25m and even $30m. For any buyers looking to own real estate here for 5 years or longer, don’t wait if the time is right for your family.
As a 30A seller looking to sell in the next 30 days…
1 – Resist the urge to list your property without properly getting it ready to sell. See our 30A sellers guide, but at a minimum: clean up the curb appeal, take care of the repairs needed, and give it as much “wow factor” as you can. You’ll leave much more $$ on the table than it actually takes to make the fixes and repairs if you don’t.
2 – Expect to negotiate and have some inclusions. Buyers in this market are highly likely to be using your property as a vacation rental, even if it’s just to cover some of the costs when not using (you likely did the same). As such, and as out of town buyers – you’ll have a better chance of selling quicker and for more by including the furniture, kitchen things, and even the golf cart if you can.
