90 Day 30A Buyer Notes

As a buyer, you’re going to notice the market picking up A LOT over the next weeks – There will be some great properties coming on the market, and some great opportunities scooped up before Spring is over. This is a great time to buy because sellers are generally 1. excited to sell. 2. new inventory will hit the market that perhaps hasn’t been available in several years (or never) and 3. You’ll be able to close on your 30A property and enjoy for a short season before the summer rentals hit (which will start hitting about the same time as your first mortgage payment (which is awesome).

How to Take Advantage of the Moment

Focus on the fundamentals:

  1. Know what you want (and what your wife wants) – we have a coaching resource to help you guys get on the same page and discover what matters most to you.
  2. Know what you can afford. You may be surprised what you can afford after talking to a lender, or after factoring in rental income.
  3. Don’t be a silent looker — let your agent know what you’re looking for, when you want to buy ideally, and your real budgets. Great agents can find deals off-market that may be the PERFECT MATCH.

90 Day 30A Seller Notes

As a seller, the springtime brings a lot of excitement after the fall shoulder season and off season have passed. If you’ve had your property on the market for some time and without a sale — this is the season to get very real. Make sure to re-evaluate your homes’ marketing and pricing strategy to align with the market. While the market has improved quite a bit over the last 8 months, there’s still some room for improvement and you’ll need to make sure your property is #1 in the list of comparables available. If you bought prior to 2022, you’ll likely have quite a bit of equity available to 1031 exchange into the next property — which could be a game changer.

How to Take Advantage of the Moment

  1. Re-evaluate with an honest lens. Is your home worth what you’re asking? Would you buy it for that? If your home is not getting any traction, and it looks amazing online — it’s likely because you are overpriced. Maybe your agent was excited to get a listing, new, or the market shifted. Either way, if you have it listed and it’s sitting long term (120+ days) – you are effectively saying “I would pay more than the current market for my home.” And thus, you are the highest bidder.
  2. Change it up and break the mould. If you’re home is cookie cutter or so “light-bright-white” that it blends into the sea of other homes… Pull it off market for 30 days and have some fun with it! Add color, fix all the things, do wallpaper, hire an interior designer to add some life. Make it stand out from the crowd with looks, added value, or price.
