Broker Notes for Buyers:

Over the next 60-90 days, buyers may be able to get ahead of sellers in a special way *until sellers catch on* — Looking at market stats for September, we are seeing the market HEAT UP QUICKLY. Absorption rate is dropping sharply (an inverse factor of market temperature) and the number of sales are strong month over month and year over year. Price volume of contracts are the highest in 12 months — and buyers may experience their best opportunity to purchase a 30A home / property that has existed in the past 12-18 months, and may exist over the next year. But as a buyer you’ll need to make a move before sellers catch on that the market is heating up. Example: Many sellers have had their properties on the market for a couple months with only a showing here and there… over the past week or so, we’ve seen properties go under contract, multiple showings in the same day, etc. Once sellers understand that buyer activity is heating up — sellers are more likely to hold on to their listing numbers, and negotiate less as they anticipate offers.

Right now, there’s excellent listings on the market (and off-market!), sellers are generally negotiable, and market outlooks for the short term future look relatively unchanged until interest rates drop (speculated to drop to 6% or below by end of year 2026) — Once they do, strongly increased buyer interest is likely. Keen buyers are finding deals, being patient with negotiations, renovating, building, and investing for the long term –as 30A is one of the most beautiful beach areas to invest in the world. 5-10-20 years into the future, buyers will be wonderfully glad they bought today. “As it’s been said, the best time to buy was 20 years ago. The next best time is now.”

Broker Notes for Sellers:

As a seller, buyer interest picked up significantly over the past 30 days. There’s lots of listings hitting the market, so you’ll need to stand out on multiple fronts: Market presentation is key – what’s special? Is your property highlighted in the best way? Is it in great condition? (Even a small spruce up may make the big difference) Is it priced well and competitively? When buyers think of your community or price point, are they thinking of your property as a top 3? Does it have a “wow” factor?
