There are many options available for discerning buyers for the 30A real estate market, and summer 2025 may be a unique season to find and negotiate a deal.

Here’s what you need to know and how we can help make it a reality.

  • Prices are the same as they were 12 months ago. We have not seen a market-wide price reduction worth noting, to date.
  • Listing prices, however have some down — as close to actual market values as they have in several years, making successful negotiations more likely.
  • Buyers are getting about an 6-8% discount off listing prices. So for a $1,000,000 listing, it’s realistic to expect a closing to potentially as low as $920-940k
  • Properties that look great and priced accurately are not sitting on the market and are selling for close to asking price. Do not wait for these to drop.
  • The number of days a property is on the market before a sale has dropped SIGNIFICANTLY, as buyers are scooping up deals.
