West 30A: Santa Rosa Beach, Dune Allen, Blue Mountain & Grayton Beach (West 30A)

The West End of 30A beach access story is one of Large State Parks (Topsail & Grayton Beach), large neighborhood and regional accesses, and Gulf Front Homes.

Dune Allen (Excellent)

The Largest Public Beach Accesses: Dune Allen Beach from Fort Panic Beach Access to the Oyster Lake Outfall (*County owns two gulf front parcels next to outfall)

Walkability for the area: Excellent – Most homes can walk or bike to a beach access within a few minutes or less.

Stallworth Access (just out of picture on far left) has 4-6 parking spots. Usually lucky to find a spot. Stallworth is also simply an access to beach, must walk to the west 1-2 minutes to county owned land.

Dune Allen Regional: ~20 parking spots, bathrooms, ADA access. Beach access is about 260 feet wide.

Fort Panic Beach Access: Plenty of parking in parking lot, down street, along street. One of the largest access points in this area of 30A. Deep beach, plenty of space. Bathrooms and ADA access. Great spot for beach bonfires. This access is about 1400 feet wide and actually extends across 3 beach accesses including West Allen Loop, and the newly purchased land by the county at the Oyster Lake outfall.

Dune Allen Beach Beach Access 30A

Topsail Hill Preserve

Topsail is accessible to the Public, campers, and has over a mile of beach access.

Gulf Place & Santa Rosa Beach (Good)

Walkability: Many homes are close to the beach, but access is beach with bikes, golf cart or quick ride unless very close.

The main regional access is Ed Walline with a couple dozen parking spots, bathrooms, pavilions, and an ADA access. Lots of walkable food and drinks makes this spot popular. Beach Access is only about ~200 feet wide, so during season the beach gets very busy here.

To the West (left of page below) there are a few more neighborhood accesses. Lake Causeway – which has the “Dune Allen” Sign in front of it has 4-6 parking spot but beach access is 30 feet wide.

The Palms of Dune Allen is a public beach access (no parking though) for the homes nearby Dune Allen Loop. This access is ~60 feet wide.

Private Beach Club: Santa Rosa Golf Club has ~230 ft wide beach access, gulf front pool and restaurant. This is accessed via membership with the Santa Rosa Golf and Beach Club.

Gulf Place Beach access, Dune Allen Beach Access - Spooky Lane Beach Access. Across from Shunk Gulley
Ed Walline Beach Access (Front and Center Right) is one of the main beach accesses used on this side of 30A as it is close to the “town center” of Gulf Place. The larger blue to the bottom right is located at the end of Spooky Lane, but has no public parking spots.

Blue Mountain Beach (*Public limited, Excellent for homes south of 30A)

Largest Private Community Beach Access: The Retreat in Blue Mountain with 3000ft of Beach Access

Walkability: most properties in blue mountain have easy access to a beach access – especially if south of 30A. Properties farther north on the bend (such as Forest Lakes, Highland Parks, Lakeside at Blue Mountain) are better suited for golf carting to the beach.

Gulfview Heights Beach Access has 10+ parking spots, pavillion, bathrooms, and ~100 feet wide beach access.

Blue Mountain Beach Regional Access is at the end of Hwy 83 (main road into Blue Mountain) and has several parking spots, gold cart parking, and parking down the road. This is one of the most trafficked beach accesses because of its location, little other public options nearby, and an easy walk to ice cream and lunch spots. Beach access is about ~80 feet wide.

Other communities that blur the lines between Blue Mountain and Grayton Beach with great private beach access are Bannerman Beach, Gulf Trace, Sunrise Beach, Old Florida Beach.

Grayton Beach (Excellent)

Walkability: Grayton Beach (proper – south of 30A) is known to be one of the most friendly, laid back and walkable communities on 30A.

Grayton Beach is home to 30A’s iconic “Drive on the Beach” location (reserved only for handicapped locals, grandfathered members and 150 lucky annual lottery winners)

Grayton Beach itself has several access points for the community to access the beach, and Western lake. Including several Lakefront and Gulf view homes.

Other communities that blur the lines between Blue Mountain and Grayton Beach with great private beach access are Bannerman Beach & Gulf Trace

East 30A: Seaside, Seagrove Beach, Watersound Beach, Seacrest, Alys Beach, Kaiya, Seacrest Beach, Rosemary Beach + Inlet Beach

The East End of 30A beach access story is one of Planned Private Communities (Planned Urban Communities), a few large neighborhood accesses and large regional accesses.

Seaside & Watercolor (Private)

Seaside & Watercolor

Seaside has one of the largest community beach accesses with 2800 linear feet of white sand. While the Gulf Front owners do not own the beach, this allows the community and guests to roam. Access is limited to owners and vacation guests.

Watercolor is a 30A favorite with about 1000 linear feet of beach access bordered by state park. *While Watercolor is large, its beach club layout, community pocket parks, pools, and Camp Watercolor help alleviate many of the beach access overcrowding issues a community this size could experience.

Note: All of the above beach access is red, and private for these communities.

Seagrove Beach (Excellent)

The Largest Public Beach Accesses on 30A: Seagrove Beach with 3700 linear feet from Hickory Street to Dothan Avenue.

Walkability is amazing from the homes nearby the beach (as there are several accesses) with homes farther north (like those in Naturalk at Seagrove) needing to take Golf carts or longer bike rides to Accesses like Santa Clara.

Seagrove Beach Beach Access -- Largest public Beach Access on 30A

Santa Clara Regional Access, 150 linear feet. This has the best public parking in Seagrove for guests, and has bathrooms with ADA access.

Seagrove @ Eastern Lake (Limited)

Access around Eastern Lake has improved significantly over the past few years with Walton County purchasing millions worth of land for beach access, parking and bathrooms. Access here is still a bit of a challenge, as beachgoers still need to wade through the shallow outflow of Eastern Lake to get to the beach. *Sometimes Ankle deep, other times waist deep or more.

Runner up Private Pocket Community: Heritage Dunes in Seagrove Beach with 400 linear feet of beach access with only a couple dozen homes.

Deer Lake State Park

A safe haven on the East side of 30A, Deer Lake State Park is accessible with a little walk, but has parking, bathrooms, and over 2,200 linear feet of undisturbed beach access for the public.

Walkability: This is accessed most easily by golf cart or car. Walk is about 1000 feet from parking lot to Sand, but is an incredible walk over the boardwalk. Pro tip: bring your flip flips to avoid scorching your feet.

Watersound Beach (The Best *Private)

Largest Private Community Beach Access: Watersound Beach with over 1 whole mile of private beach access, bordered by state park. This is home to the area’s most beautiful beach accesses overlooking the protected dunes, but is highly guarded and private. *See red below.

Seacrest (Between Watersound & Alys)

This area of 30A is mostly private beach accesses and skinny beach accesses down to the water, with the exception of the beach accesses in front of Seabreeze Circle where there are multiple public beach access ranging from 8-300 linear feet.

Alys Beach, Rosemary and Seacrest Beach

Alys Beach is one of 30A’s most iconic communities and has about 1550 linear feet of beach access. *Alys has the best and largest private beach club on 30A, only available to owners. While the community and guests can use the beach accesses, many owners in the community own their homes as private second homes – as is customary in many $5M-10M+ beach homes.

Beloved Rosemary Beach has lots of beach access (private) with about 2500 linear feet in total.

Seacrest Beach Community – frequently mentioned as having the an overcrowded beach access with several hundred units sharing a relatively tight space.

Kayia Beach Resort is a newer 30A community with it’s own private beach club access bordering Alys Beach like a little brother. While beach access is only officially about 100 linear feet, the beach access borders 1300 feet of available beach.

Best Ultra Luxury Pocket Community is Paradise By The Sea with 1600 linear feet of beach access. But here’s the kicker –> the *Owners own beach ** rather than the HOA, so any real beach access is essentially limited to the Gulf Front Owners.
